One table: the condition of the property and the grade — the price per square metre and the duration.

For a fully finished flat the calculator pre-selects nothing — you tick only what you want to change, so there is no single per-metre price for it.

Why the price varies so much

What drives the price per metre is not the grade but what the property already has. A black frame needs everything, from partitions and wiring to finishes. In a white frame the walls are plastered, the screed is poured and the services are roughed in, so only the finishes remain.

An old flat has everything, but everything needs replacing: demolition, new wiring and a new screed are added. A cosmetic refresh changes surfaces only — floors, pipes and wiring stay closed.

The grade (economy, standard, premium) changes the materials and the kind of finish: laminate or porcelain tile, paint or decorative plaster. The table shows all three, and every figure matches what the calculator shows for the same inputs.

Houses and offices

A house adds work a flat does not have — insulation, its own heating; an office adds partitions and power for desks. Below are house and office prices for the same conditions, at their typical size.

How it is calculated

How a renovation runs on SIVRCE

  1. 1

    Estimate

You pick the property type, area, condition and grade — the price appears at once, broken down by work. No account, no phone number, and nothing is sent to anyone.

  2. 2

    Request or invitation

When you decide, you send a request or invite a specific contractor from their profile. Your phone number and address are seen only by the contractor you chose or who accepted your invitation.

  3. 3

    Site visit and measuring

The contractor proposes a time and you confirm it. On site they measure and check what a floor plan does not show: walls, floor, wiring.

  4. 4

    Offer and contract

After the visit the contractor sends an offer: amount, lines, dates, warranty. Accepting it is the contract. There is no contract before the visit — the system does not allow it.

  5. 5

    Stages you accept

The work is split into stages. The contractor hands each stage over with photos and you accept it — in order: a stage cannot be accepted before the one it depends on.

  6. 6

Price changes only with your consent

After the contract the price changes only through an estimate change: the contractor states the reason, the amount and the days, and the change takes effect only once you approve it.

  7. 7

    Handover and warranty

At the end you sign the acceptance act and the warranty begins. You pay the contractor directly; receipts are uploaded and confirmed by the other side — SIVRCE neither holds nor moves your money.

Common questions

How much does renovation cost per square metre in Tbilisi?
As of 16 October 2026, roughly 730–1,586 ₾/m² in an old flat, 700–1,545 ₾/m² in a black frame and 440–1,132 ₾/m² in a white frame. The figure includes labour, materials and 10% overheads.
What is a green frame and what does it cost?
The calculator has no separate "green frame" condition: developers use the name for different things. Choose white frame and untick what the developer has already done — or "fully finished" and tick only the work that remains.
Why does a black frame cost about the same as an old flat?
A black frame has no demolition, but it has construction: partitions, all the wiring, plaster and screed. In an old flat all of that is first stripped out and then done again — so the prices are close.
Are materials included?
Yes: every line has a labour price and a material price, and the price per metre is their sum plus overheads. Fixtures, furniture and appliances are not included.
Is this the final price?
No. It is a calculation from the price list, accurate to ±15%. The final price is named by the contractor after the site visit, and it is fixed in the contract.
Can the price rise after the contract?
Only through an estimate change that you approve: the contractor states the reason, the amount and any extra days. Without your approval the price does not change.
Do you only work in Tbilisi?
The prices are Tbilisi rates, and SIVRCE currently works in Tbilisi. Outside the city the contractor adjusts the price on site.
What does SIVRCE cost the homeowner?
Nothing. The estimate, the request and tracking the renovation are free for the homeowner. The platform fee is paid by the contractor, and it becomes due only after you have accepted the work.
How do I pay?
Directly to the contractor. You upload the payment receipt to the project and the contractor confirms it; if the amounts differ, an administrator reviews both receipts. SIVRCE does not hold the money.
Are fixtures, furniture and appliances included?
No. The price covers labour and material on every line — installing the plumbing fixtures, for example. The fixtures themselves, furniture and appliances are your choice and are not in the per-metre price.
