Flat renovation by Tbilisi district
The price depends on the building, not the district. Here is which housing prevails where, and which table to use.
SIVRCE prices are the same across Tbilisi: as of 16 October 2026, in standard grade an old flat costs about 917 ₾/m² to renovate, a black frame 885 ₾/m² and a white frame 574 ₾/m². The district changes not the price but the condition you are likely to find.

For a fully finished flat the calculator pre-selects nothing — you tick only what you want to change, so there is no single per-metre price for it.
Why one page, not ten
The price list has no district coefficient, and ten pages with identical figures would tell you nothing. Below is the general picture: which buildings prevail in which district. It is not a description of your building; the contractor sees the actual condition at the site visit.
Historic centre: Mtatsminda, Chughureti, Krtsanisi
Old brick buildings, often with high ceilings and wooden balconies. Flats are mostly old stock: a full renovation with new wiring. A high ceiling adds wall area — enter the ceiling height on the estimate page. Changing the facade or a balcony needs drawings and the owners' association's consent.
Which price applies: Old stock 917 ₾/m²
Soviet-era estates: Gldani, Nadzaladevi, Didube, Samgori, Isani
Multi-storey panel and block buildings. Flats are mostly old stock; if a previous owner has already rewired, a cosmetic renovation may be enough. In a panel building a load-bearing wall is not touched without a structural engineer's report.

Many new builds: Vake, Saburtalo
Alongside older buildings there are many new residential complexes where flats are handed over as a black or white frame. In a new build, check what the developer actually delivered — the estimate page lets you tick their work.

When a renovation needs approval
Whatever the district, these works need a document. Timings are indicative, from Tbilisi practice:
- Modifying load-bearing walls — Structural report + redesign drawings (Licensed structural engineer), 30–90 days
- Relocating kitchen or bathroom — Redesign drawings + plumbing layout (Architect), 21–60 days
- Facade changes (windows, balcony) — Facade drawings + owners' association consent (Architect), 30–120 days
- Merging apartments or premises — Structural report + cadastral amendment (Engineer and cadastral specialist), 45–120 days
- Change of use (apartment → office) — Change-of-use application + drawings (Architect), 30–90 days
Free, no account, no phone number. Nothing reaches a contractor until you decide.
How it is calculated
- Price list: every work has a labour price and a material price per unit (m², point, piece) — Tbilisi rates. It is the same list the calculator uses.
- Quantities: derived from the area by norms — wall area, wet zones, the number of doors and electrical points.
- Set of works: by condition. In a white frame, for example, plaster, screed and rough wiring are already done and are not charged. Of interchangeable works (laminate or porcelain tile) only one is counted.
- Overheads as separate lines: contingency 4%, delivery of materials 4%, waste removal 2%.
- Accuracy ±15%. The exact price is named by the contractor after seeing the property, and it is fixed in the contract.
- The rates come from Tbilisi crews' estimates and output norms. No renovation has been completed on the platform yet, so the figures will be refined once one has.
How a renovation runs on SIVRCE
- 1
Estimate
You pick the property type, area, condition and grade — the price appears at once, broken down by work. No account, no phone number, and nothing is sent to anyone.
- 2
Request or invitation
When you decide, you send a request or invite a specific contractor from their profile. Your phone number and address are seen only by the contractor you chose or who accepted your invitation.
- 3
Site visit and measuring
The contractor proposes a time and you confirm it. On site they measure and check what a floor plan does not show: walls, floor, wiring.
- 4
Offer and contract
After the visit the contractor sends an offer: amount, lines, dates, warranty. Accepting it is the contract. There is no contract before the visit — the system does not allow it.
- 5
Stages you accept
The work is split into stages. The contractor hands each stage over with photos and you accept it — in order: a stage cannot be accepted before the one it depends on.
- 6
Price changes only with your consent
After the contract the price changes only through an estimate change: the contractor states the reason, the amount and the days, and the change takes effect only once you approve it.
- 7
Handover and warranty
At the end you sign the acceptance act and the warranty begins. You pay the contractor directly; receipts are uploaded and confirmed by the other side — SIVRCE neither holds nor moves your money.
Common questions
- Is renovation more expensive in Vake than in Gldani?
- Not in our prices: labour and material cost the same across the city. What differs is the condition of the flat and the grade chosen, and those are what change the price.
- How do I tell an old flat from a frame?
- If people lived there and it was last renovated long ago — it is an old flat. In a newly handed-over building it is a black or white frame: bare walls — black; plastered walls and a screed — white.
- Is this the final price?
- No. It is a calculation from the price list, accurate to ±15%. The final price is named by the contractor after the site visit, and it is fixed in the contract.
- Can the price rise after the contract?
- Only through an estimate change that you approve: the contractor states the reason, the amount and any extra days. Without your approval the price does not change.
- Do you only work in Tbilisi?
- The prices are Tbilisi rates, and SIVRCE currently works in Tbilisi. Outside the city the contractor adjusts the price on site.
- What does SIVRCE cost the homeowner?
- Nothing. The estimate, the request and tracking the renovation are free for the homeowner. The platform fee is paid by the contractor, and it becomes due only after you have accepted the work.
