How much does an apartment renovation cost in Tbilisi in 2026
Updated: · SIVRCE editorial team
On the SIVRCE price list, an apartment renovation in Tbilisi in 2026 costs from 397 ₾/m² (cosmetic, Economy) to 1,586 ₾/m² (old stock, Premium). A full renovation of a 65 m² old-stock apartment in the Standard grade is about 59,582 ₾, or 917 ₾/m².
Price per m² by condition and grade
Two things set the price: the condition the apartment is in now (how much work there is) and the finish grade you choose. The table shows the price per square metre with labour, materials and additional costs together. A detailed table for each condition is on the price page.
| Condition | Economy | Standard | Premium |
|---|---|---|---|
| Old stock — lived in, last renovated long ago | 730 ₾/m² | 917 ₾/m² | 1,586 ₾/m² |
| Black frame — bare walls and slab, no services | 700 ₾/m² | 885 ₾/m² | 1,545 ₾/m² |
| White frame — plastered, screeded, services roughed in — no finishes | 440 ₾/m² | 574 ₾/m² | 1,132 ₾/m² |
| Cosmetic refresh — surfaces only, floors and pipes stay | 397 ₾/m² | 506 ₾/m² | 990 ₾/m² |
Old stock is the most expensive: everything old comes out first and the wiring and plumbing are redone. A white frame is cheaper because the developer has already done the plaster, screed and rough services — see the guide to frames.
What a whole 65 m² apartment costs
The same prices for the whole apartment, Standard grade. The ±15% range is the accuracy a price deserves before a contractor has seen the site.
| Condition | Total | Range |
|---|---|---|
| Old stock | 59,582 ₾ | 50,645 ₾ – 68,519 ₾ |
| Black frame | 57,508 ₾ | 48,882 ₾ – 66,134 ₾ |
| White frame | 37,288 ₾ | 31,695 ₾ – 42,881 ₾ |
| Cosmetic refresh | 32,883 ₾ | 27,951 ₾ – 37,815 ₾ |
There is no figure for a "Fully finished" apartment: it is ready, so the calculator starts from an empty list and prices only what you want to change.
Why the price per m² changes with area
Some costs do not grow with the square metres: there is one electrical panel, and doors and plumbing points depend on the number of rooms and bathrooms. That is why a square metre in a small apartment costs slightly differently than in a large one.
| Area | Price per m² | Total |
|---|---|---|
| 40 m² | 950 ₾/m² | 37,993 ₾ |
| 65 m² | 917 ₾/m² | 59,582 ₾ |
| 90 m² | 904 ₾/m² | 81,398 ₾ |
| 120 m² | 909 ₾/m² | 109,033 ₾ |
What the price is made of
The price has three parts: labour, materials and additional costs. For a 65 m² old-stock apartment in the Standard grade, labour is 29,442 ₾ and materials 24,723 ₾.
- Contingency — 4% of labour plus materials
- Delivery — 4% of labour plus materials
- Waste removal — 2% of labour plus materials
Every renovation carries these three lines (10% together). An estimate without them looks cheaper by exactly that share — and people find out about the difference at the worst moment. That is why SIVRCE always shows these lines separately. How to read an estimate line by line: the estimate guide.
Prices of individual works
The most common works, Standard grade. Price per unit, labour and materials apart — the same as on the market prices page. This lets you check any line in a contractor’s estimate.
| Work | Unit | Labour | Materials |
|---|---|---|---|
| Demolition | m² | 24 ₾ | 5 ₾ |
| Wall plastering | m² | 13 ₾ | 8 ₾ |
| Wall skim coat | m² | 30 ₾ | 14 ₾ |
| Wall painting | m² | 15 ₾ | 20 ₾ |
| Floor screed | m² | 24 ₾ | 19 ₾ |
| Laminate flooring | m² | 26 ₾ | 47 ₾ |
| Porcelain floor tiling | m² | 44 ₾ | 70 ₾ |
| Bathroom tiling | m² | 55 ₾ | 100 ₾ |
| Stretch ceiling | m² | 43 ₾ | 68 ₾ |
| Wiring (per point) | pcs | 29 ₾ | 55 ₾ |
| Door installation | pcs | 330 ₾ | 150 ₾ |
What changes the price
- Grade. Economy means laminate and paint; Standard means porcelain tiles; Premium adds a stretch ceiling, decorative plaster and a basic smart home.
- Balcony. A Georgian property document counts balconies and terraces in the apartment's area with no reduction. SIVRCE prices the balcony separately and asks what to do with it: nothing, finishes, glazing, or joining it to a room.
- Number of bathrooms, rooms, ceiling height and the kitchen — these are the questions in "Apartment details" on the estimate page. Each answer changes the estimate at once and narrows the range.
- What the developer actually did — screed, plaster, wiring, plumbing, waterproofing, partitions.
How the SIVRCE calculator works
The estimate is not a single per-metre rate but an itemised list. You can check it, because every figure is written down somewhere:
- The scope of works follows the apartment's condition: old stock includes demolition; a white frame leaves out plaster, screed and rough services.
- Quantities follow the area: about 2.6 m² of wall to finish for every 1 m² of apartment floor, 0.8 m² of new partitions, a 2.7 m ceiling.
- Bathrooms and rooms, until you name them, follow the area too: one bathroom per 60 m², one room per 22 m².
- The unit price is the middle of the market range on the SIVRCE price list, with labour and materials apart.
- Of mutually exclusive finishes, one stays: laminate or porcelain, paint or wallpaper.
- Accuracy is ±15%, and ±10% once you have answered every question in "Apartment details".
The exact price comes from a contractor after a site visit and measurement. In SIVRCE a contractor's quote can only be accepted after that visit: a price from a floor plan is not a promise.
Houses and offices
The calculator prices more than apartments. A house has more wall per metre of floor (2.9 against 2.6 in an apartment), an open-plan office has less (1.8), and the price per metre differs.
| Property | Area | Price per m² | Total |
|---|---|---|---|
| House — Existing building | 140 m² | 1,233 ₾/m² | 172,652 ₾ |
| Office — Existing premises | 90 m² | 731 ₾/m² | 65,784 ₾ |

What is not included
The price covers renovation works and their materials only. Furniture, kitchen units and appliances are not in the catalogue. A design project and permits are separate services.
